The lodge was acquired from new by the current owners in October 2009 and occupies one of the finest site locations on the Park. Uninterrupted views from the decking at the rear of the lodge extend to the northernmost Wainwright, namely Binsey and to the distant windfarm to the north, on the hillside above Bothel. Even the hills in southern Scotland are visible on a clear day! In the summer months, it is a joy to enjoy the sunset over the fields, while also watching activity on the nearby Bassenthwaite Lake, which is seen to the west of the lodge. Skiddaw stands guard to the south although its huge size is partly obscured from the lodge itself by the adjacent farm and forest trees.
The lodge consists of a 3-bedroom accommodation, being a king-size master bedroom, with dressing room and en-suite bathroom, two twin bedded rooms and a separate family shower room. All bedrooms have ample storage for personal items and the master bed is an Ottoman-style frame with storage underneath. The en-suite bathroom and the family bathroom both have powerful showers, vanity sink units (with cupboard storage) and low-level cistern wcs. Each bathroom has been fitted in recent years with a heated towel rail.
The living room consists of a good-sized kitchen, a dining area (that comfortably accommodates 6 people) and a spacious lounge with sofas, easy chair, coffee table, footstool and wall-mounted TV. The lounge also features a coal effect electric fire, wall units for book storage and other items and shelving. The open lounge has a sideboard unit with multiple drawers and provides access through a sliding door onto the outside decking.
The lodge has been completely re-stained every other year (lastly in 2024), including the main lodge walls, the decking railings and the decking along the side. The main section of decking at the front has been overlaid with a high quality artificial grass.
The current owners have maintained the lodge well over the last 15 years and several items have been replaced, such as the boiler (now with a high-powered system that provides swift and effective heating and hot water), a new Bosch fridge freezer, a new fitted microwave, a new fitted slimline dishwasher and the all-important Caraguard drain down system, which is an incredibly useful device that allows you to seal off the water supply to the lodge in seconds. When the lodge isn’t in use, this system provides a beneficial enhancement for insurers, helping to keep premiums low!
The lodge is carpeted in the lounge, dining, hallway and bedrooms; and is protected with a lino flooring in the kitchen and bathrooms.
Outside, the decking is provided on two sides of the lodge and there is a gate access to a good sized driveway, that with careful parking can accommodate up to three cars.
Robin Hood Park is a no-nonsense location that enjoys one primary advantage among many; being secluded and quiet yet within very easy access of Keswick to the south and Cockermouth to the west, both being about 8 miles away. If you enjoy the serenity of the Lake District and want access to local towns, villages, the fells and even the wonderful coastline of north west Cumbria, then this is a rare opportunity to acquire a fantastic base from which to plan your next adventure!
